Hi, I am Nina Grayson, a Realtor® serving clients in Los Angeles County. I am originally from San Francisco, California and was raised in Berkeley from the age of eight, and then I moved to Colorado in 1996. While in Colorado, I earned my Bachelors Degree in African American Studies at Metropolitan State University of Denver in 2014 and then moved to Los Angeles and earned my Masters degree in Organizational Leadership at Union Institute & University in 2016. My “why” for choosing a career in real estate is simple: I am creating wealth for myself and others! After I saw how others suffered loss during the Global Financial Crisis (GFC) of 2008, I knew I wanted to be financially free and help others do the same. In March of 2008, I was one of the many Americans who almost lost their home when I had to list it as a short sale. My lender did not approve the short sale and instead gave me an offer: a loan modification. I was one of the lucky homeowners who qualified for a mortgage loan modification and was able to keep my home. I then finished my Bachelors Degree five years later and decided to move back to California. Before I moved, I had to sell my house, so I worked with a Keller Williams agent and together we sold my home for cash in less than 28 days! I was so impressed with Keller Williams and learned so much about selling real estate, the seed was planted for me to explore real estate as an investment vehicle. Once I made it back to California, I continued to work in higher education as a Director of Enrollment while learning real estate investing. After two promotions, I began my PhD in Interdisciplinary Studies, seizing the opportunity to write in academia about creating wealth through real estate. My interest in real estate and real estate investing continued to grow, with training in every type of investment; from fix-n-flips, to notes, to JV Partnerships…Multifamily, Syndication, and more! Fast-forward to 2017 – nine years of studying real estate – I knew I could bring my business and leadership experience to the real estate industry. I am now in my tenth year of real estate, and have been a licensed Agent since 2017. As I grew in my business, I found three areas of specialization that were close to my heart; Short Sales & Foreclosures, Seniors, and Probate. When my mother passed, I served as the Executor of her estate. It was one of the hardest things I’ve ever had to do. I was grateful to the people who were there to help me during that difficult time and during the process of finalizing her estate, I decided I would find a way to help others in the same situation through my real estate business. I now get to serve individuals and families throughout Los Angeles County in commercial, residential, and probate real estate sales and purchases. And I work with a large network of Agents across the nation to help anyone relocating or investing in performing markets! One of my values is to give back to community, particularly serving others in need. I am an active supporter of ending homelessness, contributing to Habitat for Humanity and Charity Water, and doing community outreach to educate others how to create wealth through real estate. Dennis Maynard is a California Realtor Broker and has over 17 years of experience. He began as a top sales agent at Keller Williams Hollywood Hills, and continued gaining experience in residential, property management, commercial, and hotel development. In 2011, Dennis played a key role in the Ace Hotel project at the United Artist Theater and Old Texaco Office Building in downtown Los Angeles. Representing the developers and investors in the transaction, Dennis worked diligently on the conceptualization of the project, financial underwriting, attaching the hotel brand, investor, and developer to the project, negotiations with the sellers, and managing the transaction process. The total capitalization of the project was estimated at $65 million, with a sale 4 years later from an unsolicited offer at approximately $103 million. Following 2011, Dennis pursued many properties in downtown Los Angeles. In 2013, Dennis partnered with a local developer for the acquisition and development of a 12-story historical building with basement at 1023 S. Broadway. The project would have entailed 305 key hotel with 65,000 square feet in creative office space and ground floor retail. As a development partner, Dennis was responsible for project conceptualization and initial design, Highest and Best Use Analysis, financial underwriting, and onsite coordination. The group partnered with investors in 2013, placing the property into escrow. In 2015, the investment group received an offer, and assigned the right to purchase to another investor. The new investor closed on the project in spring of 2016. Total estimated project costs, $155 million. Dennis also worked for a developer on a consultant basis in 2015 for the Soho Warehouse project in downtown Los Angeles Warehouse District. In 2014, Dennis conceptualized the Giannini Square project to be a boutique hotel in downtown Los Angeles. Working with a local developer on the acquisition, the project was purchased by Sydell Group.
